From messy walkthrough notes to a professional proposal

Turn a short set of bathroom walkthrough notes into an organized scope, an estimate, and a list of questions to resolve before quoting.

Start with the original notes

“Guest bath. Keep layout? Tub to shower, tile to ceiling. Owner picks fixtures. Fan noisy. Hall carpet needs protection. Wants done before visitors. Maybe wall is damp.”

Those notes contain objectives, assumptions, unknown conditions, and schedule preferences. They are not yet a scope you can price. Keep uncertainty visible instead of quietly choosing the cheapest interpretation.

Build the estimate from an explicit scope

Example estimate: protection and disposal $1,200; demolition $2,000; plumbing $4,300; shower waterproofing and tile $7,400; fixtures and glazing $3,800; electrical and ventilation $1,600; paint and finish $1,700. The illustrative total is $22,000. These are invented selling-price line items, not a measured takeoff or market quote.

Separate allowances from fixed selections. Identify what is excluded, who supplies each item, and how hidden-condition work will be authorized. Confirm permits and trade requirements for the actual jurisdiction.

The finished scope paragraph

“Renovate the guest bathroom within the existing room footprint. Protect the hall, remove the existing tub assembly, and install the specified shower system, tile, fixtures, glazing, ventilation work, and finishes listed in this proposal. Final plumbing layout, tile selections, site measurements, and concealed-condition assessment remain subject to the stated preconstruction review.”

Attach the line-item estimate, selection schedule, exclusions, and approval procedure. Do not describe this draft as a contract ready for signature until the unresolved items have been settled.
