How the Free Construction Estimate Generator works
This is a free construction estimate template you fill out in your browser. Enter your company name, license number, the client's details, and the project description, then add line items one by one — each with a description, quantity, unit, and unit price. Set your markup percentage, sales tax rate, and the deposit percentage you want to request.
The construction estimate generator does the arithmetic as you type and outputs a clean, printable estimate document: a professional contractor estimate form with your details, an itemized list, and a clear total and deposit at the bottom.
It is built for speed on real jobs. Whether you are quoting a bathroom remodel or a full kitchen, you get a presentable estimate without spreadsheets or paid software.
How the estimate total is calculated
Every number on the estimate traces back to your line items. The subtotal is the sum of quantity times unit price across all of them — that is your base cost of the work.
Markup is then applied: the markup amount is the subtotal multiplied by your markup percentage, and it covers your overhead and profit. Adding the subtotal and the markup amount gives the taxable amount. Sales tax is calculated on that taxable amount — subtotal plus markup — not on the bare subtotal, so tax is the taxable amount times your tax rate.
The grand total is the taxable amount plus the tax amount, and the deposit is the grand total multiplied by your deposit percentage. Everything runs 100% in your browser — none of your company, client, or pricing data is uploaded to a server.
Tips for a professional construction estimate
A clear estimate wins jobs and prevents disputes. A few habits make every estimate stronger.
- Break work into specific line items instead of one lump sum — clients trust an estimate they can read.
- Always show your license number and company details so the contractor estimate form looks legitimate.
- Set markup from your real overhead and profit goals rather than copying a generic percentage.
- Confirm your local sales tax rate and whether labor is taxable in your state before you send.
- Note the scope and an expiration date so a stale estimate cannot be held against you when prices move.
When you outgrow the free template
This free construction estimate template is great for one-off quotes, but typing every line item by hand adds up. GreenlitBid does this automatically — AI builds the line items from your project description, the client e-signs the estimate online, and you collect the deposit in the same step, so a quote turns into a signed, paid job without the manual work.
Questions
Is this construction estimate generator really free?+
Yes — completely free, with no account and no sign-up. You can build, edit, print, and save as many estimates as you want. Everything runs in your browser, so there is no usage limit and nothing to pay for.
Does my client or estimate data get uploaded anywhere?+
No. This tool is 100% client-side. Every field you type — company name, client details, line items, prices — stays in your browser and is never sent to a server. When you close the tab, the data is gone unless you printed or saved it first.
How do I save my estimate as a PDF?+
Click 'Print / Save as PDF'. That opens a clean, standalone estimate document in a new window and triggers your browser's print dialog. From there, choose 'Save as PDF' as the destination instead of a printer to get a shareable PDF file.
What is the difference between markup and tax on the estimate?+
Markup is added to your subtotal of costs to cover overhead and profit — it is the difference between what a job costs you and what you charge. Tax is then applied on top of the marked-up price according to your local sales tax rate. This tool calculates tax on the subtotal plus markup.
Is an estimate the same as a binding quote?+
Not necessarily. An estimate is a good-faith projection of cost and can change if the scope changes; a quote is typically a fixed price. This document is labeled an estimate and notes it is valid for 30 days. If you need a firm fixed price, say so clearly in your contract.
